Lovely stone cottage with enclosed garden and private heated pool set half way between the village of Beynac and its majestic castle. The ideal place from which to explore the area.
INDOOR DESCRIPTION

The house offers on the ground floor:
- a large entrance hall leading to the open plan living room and stairs to the first floor.
- a spacious sitting room with leather sofa, two armchairs, coffee table and decorative chimney.
- separated by a lovely stone archway, the formal dining room offers a solid wooden dining table and 6 chairs.
This lounge enjoys three large french windows giving access to the front terrace and the covered terrace to the east.
- The open plan kitchen is very well furnished and equipped (fridge/freezer, dishwasher, coffee machine, kettle, toaster, oven, microwave...)
- The adjacent laundry room has a sink, another fridge/freezer, a washing machine, an ironing board and iron.
- The master bedroom is to be found at the opposite side of the entrance hall. It is furnished with a double bed, two bedside tables and lamps, and with a large wardrobe.
- It enjoys an adjacent newly fitted bathroom, with a washbasin and a corner bathtub.
* A separate toilet is available on the ground floor
The two other bedrooms are set on the first floor:
-a second double bedroom with a double bed, bedside tables and lamps, and a large wardrobe.
- a third bedroom with two single beds, bedside tables and lamps and a chest of drawers.
- they share a shower room with a shower cubicle, washbasin and toilet.
The house enjoys an efficient heating and is also comfortable in winter time.
OUTSIDE DESCRIPTION :

- The large private garden over 1600m², is fully fenced. It enjoys a large grassed area at the front of the house, a large parking area and a gate.
- The two terraces are set at the front of the house. The smallest one is covered and equipped with a round table and 4 chairs. It is ideal for breakfast. The largest one is between the kitchen and the living room french windows.
It is furnished with a large table and 6 chairs. There is a built in barbecue for your use.
- The private pool measures 5mx11m, and 1,40m deep. It is secured with an immerged alarm. It is heated from May to September and is equipped with loungers and parasol. - A table tennis table and a swing are available for the little ones to enjoy.
- parking area for up to 4 cars and garage for a car.

 | Nous étions en balade en famille dans le Périgord noir pour une semaine. Un excellent point de chute pour visiter la région. Proche du château de Beynac. La maison est top avec tout ce qui convient en termes d équipements. La communication avec l hôte avant et pendant est excellente. |

| Prachtige locatie bij een aller interessant toeristen dorp op 5 min met de auto. Grote tuin plus een aangenaam huis met alle faciliteiten intern zoals goede WiFi , kabelTV etc.. daarnaast vele atributen voor activiteiten. (Zwembad, tafeltennistafel, badminton, jeu de Boule en een paar sportfietsen.) Kortom goede prijs prestatie verhouding. |
| Belle villa avec piscine, bien placée pour visiter le Périgord***** Le propriétaire a été très accueillant et gentil. La maison est idéalement placée. Le jardin est grand, la piscine aussi. Nous avons passé une très bonne semaine dans cette maison très bien équipée et très pratique. |
